CONTRACTOR MARKETING FROM HOUSTON

Home Services Marketing That Makes the Phone Ring

Plumbers, HVAC companies, roofers, electricians, remodelers and landscapers hire us for one reason: more calls from homeowners in the neighborhoods they actually serve. We have done this work since 1998, and we teach it.

A homeowner with water on the kitchen floor does not browse. She types “plumber near me,” looks at the 3 names on the map, reads the stars and calls the first one that looks real. Home services marketing is the work of being in that group, in the right neighborhoods, every day of the year.

We have marketed contractors since 1998, and Beth Guide has taught the method since 2003. This page covers the marketing. The site itself is covered on our contractor website design page, and the two must be built together, because a weak website caps every marketing dollar you spend. Our local SEO team in Houston handles both.

THE OUTCOME

What is home services marketing, and why does it matter?

Home services marketing is everything that puts your home service business in front of a homeowner at the moment she needs you, and then earns the call. It is your online presence as a whole: the Google Business Profile, the website behind it, the reviews, the city and service pages, the ads you choose to run and the AI answers that now name 3 or 4 companies and stop.

It matters because the job is decided before you know it exists. Nobody shops for a plumber on a Tuesday for fun. They search, they look at the trust signals in front of them, stars, license, photos, a real address, and they call. The company with authority in that moment gets a qualified lead. Everyone else gets nothing, and there is no partial credit for page 2.

Done right, it produces a measurable result: more calls from the ZIP codes you want, a better conversion rate on the visitors you already get, and no lead broker taking a cut. The size of the lift depends on your footprint. A plumber serving a 5 mile circle around Kingwood may have 1 or 2 real competitors. The same plumber trying to win all of Houston has to do everything right. We tell you which situation you are in before we quote a thing.

HOW HOMEOWNERS SEARCH

How do homeowners find a plumber, roofer or HVAC company today?

Almost every home services search is local, whether or not the person types a city. Google reads where the phone is standing and returns a map with 3 businesses on it. “Near me” is the right way to think about your words: AC repair near me, electrician near me, fence company near me. The map, not the blue links, is where the first calls come from.

Reviews decide who gets clicked inside that map, and Google reads what they say. When a customer writes that you replaced a water heater in Spring, that sentence tells Google what you do and where.

The newer piece is AI. People now ask ChatGPT, Gemini, Perplexity and Google’s AI mode for a recommendation and treat the answer as vetted. It is not. It is assembled from your website, your Google Business Profile, your reviews and what other sites say about you, and many people never scroll past it. The upside is that a small company that wins this space can put itself on the map for far less than it took a few years ago. Our AI search optimization work is built for that.

What we do for contractors and home services

Marketing services for plumbers, HVAC, roofing, electrical, remodeling and landscaping companies

Map Pack and Google Business Profile

We align your profile, categories, service area and website so Google trusts all three and puts you on the map for the services you sell.

Service and City Pages

Pages for each service and each neighborhood you actually work, written about real local conditions, not copied 20 times.

AI Search Optimization

Structure, schema and content that make your company the answer when a homeowner asks ChatGPT, Gemini or Google’s AI mode who to call.

Reviews and Reputation

Review generation that asks the right way, live Google reviews on your site, and responses that win the next homeowner reading them.

Google Ads and Local Services Ads

Paid search sized to storm season and the jobs you want, managed by the team that also runs your SEO, so neither is oversold.

Call Tracking and Conversion

Call and form tracking tied to booked jobs, plus page fixes that turn visitors into callers, so the program is managed on cost per job.

THE MAP PACK

Why is my company not in the map pack?

In most audits, the website does not back up the Google Business Profile. Beth teaches it as a reversal of how most contractors think: the website has to support the profile, not the other way around. If your profile says HVAC contractor, we should find HVAC repair, HVAC installation and your city in your headings, your title tag and your service pages. When Google cannot reverse engineer the profile from the site, it does not trust the profile.

The problems we see most in home services audits:

  • The company name comes first and the service never shows up. A title tag that reads “HVAC Repair Houston” tells Google what you do. Your family name does not.
  • No city on the page. If you do not say where you are, Google has to guess.
  • A one page website. Cooling, heating and maintenance plans crammed onto one scrolling page will not rank for any of them.
  • The wrong primary category. If you are a plumber, you are a plumber. Pick the one category you do for a living and let the services live on the site.
  • A service area that is too wide. Google has pushed back on profiles claiming areas more than about 2 hours from the office. Stay close to your real territory.

These are fundamentals, and a page that misses them is disqualified before links, ads or anything else can help. Our website repair and recovery service starts here when a contractor comes to us with a site that has stopped producing.

SERVICE PLUS CITY PAGES

Should I build a page for every city I serve?

Yes, for the cities you actually work in, and only if each page says something real about that place. This is where contractor marketing goes wrong most often. An agency copies one page 20 times, swaps Katy for Cypress and Cypress for Spring, and calls it local SEO. Google sees the same page 20 times. A duplicated version is not the way to do it.

The way to do it is to write about the plumbing, roofing or electrical reality of that area. Older homes in Kingwood often have the water heater in the attic, and a page about what that means for a homeowner there is a page nobody else has. The Heights has houses with very old piping, so a repipe page for the Heights writes itself. Every one of those is a unique page that reads like a contractor who has been in those attics.

Two rules keep this honest. Stay in your lane: if your trucks run the I-10 to I-45 corridor from the Loop outward, do not build a Galveston page. And make the page substantial. A 400 word city page is thin, and thin pages do not rank no matter how many links point at them.

Service pages work the same way: water heaters, drain cleaning and repiping each get a page under plumbing, and kitchen remodeling is split from bathroom remodeling. Our SEO services start with that structure, because content poured into the wrong structure does not rank.

PAID SEARCH

Do Google Ads and Local Services Ads make sense for contractors?

Sometimes, and we will tell you when they do not. Beth says it plainly: Google is not in business to make you number 1. They have a program for that, and it is called Google Ads. We manage more than $1M a year in paid search, so we know what a plumbing or roofing lead costs in this market. Beth’s description from running ads for her own company is that a dollar goes in and a dollar comes out, with nothing left behind when you stop.

That is the trade. Ads buy calls today and build nothing for tomorrow. Organic search and the map pack take longer, cost less over time and keep producing after the invoice is paid. For a contractor with a thin website, the right order is fix the site and the profile first, then add paid search where it earns its keep.

Where paid search does earn its keep for home services:

  • Storm and freeze demand. When a hurricane or a hard freeze hits, roofers and plumbers get a wave of searches organic rankings cannot absorb. Ads let you turn volume up for 3 weeks and back down.
  • A new service area where organic has not caught up yet.
  • Local Services Ads, where your license, insurance and reviews are the entry ticket and you pay by the lead.

Our PPC management and SEO sit in the same office, so nobody is paid to push you toward one or the other.

LEAD BROKERS AND REVIEWS

What about lead-gen sites that sell the same lead to 4 contractors?

You know the model. A lead marketplace ranks for “roofer Houston,” captures the homeowner and sells that name to you and 3 competitors at once. You pay for a race. The site that captured the lead keeps the ranking, the reviews and the relationship. You keep the invoice.

Franchise and template websites have the same problem. Click from one location to the next and it is the same page, same photos, same FAQ, different city name. Nothing makes Google or an AI engine pick your location over one in another state. The workaround is a site or blog you own.

Owning your presence also means owning your reviews. Every homeowner checks them, and so does every AI engine. Three rules:

  • Get them on Google and pull them onto your website live, rather than typing testimonials into a page. People assume typed testimonials were made up.
  • Ask the right way. Ask the customer to mention the service and the area. “They replaced our water heater in Atascocita the same day” does more than “great company.”
  • Answer every one, including the bad one. The next 50 homeowners read your response.

When bad reviews are costing you jobs, our reputation management work addresses it with real reviews and real responses, never with fakes.

COST AND ROI

How much does home services marketing cost, and how do I measure it?

It depends on your footprint and your competition, and anyone who quotes a price before looking at either is guessing. We size the work to the market you actually want.

What we can tell you is how to measure it. For a contractor, the conversion is a phone call, not traffic and not a ranking report. A plumber in Cypress does not need visitors reading about frozen pipes in another country. Call tracking and Google Analytics tied to booked jobs give you cost per call and cost per job, and that is the number we manage against.

Seasonality matters here. AC calls peak in summer, plumbers get buried in a freeze, roofers live by storm season. Those pages need to rank before the weather turns, because you cannot build a ranking the week of the storm.

Finally, past customers are the least expensive leads you will ever get. A quarterly email about whether the water heater is due or how to winterize the house keeps you top of mind for the day a neighbor asks for a plumber. Our email marketing program handles that so it actually goes out.

WHY VERTICAL WEB

Why hire Vertical Web for contractor marketing?

Start with who does the work. Beth Guide has taught SEO since 2003 for the SBA, the University of Houston SBDC, Lone Star College and HCC, and she is the technology expert Fox 26 calls. Many of the marketers pitching contractors in this town learned the method in her classroom. Hire the people other marketers learn from.

Next, one team. Hosting, website, content, SEO, reviews and paid search are all in-house. When a form breaks or a page drops, there is no hosting company blaming the designer blaming the SEO vendor. One accountable team since 1998, and the client who hired us that first year is still with us.

The proof points: Certified Google Partner, a 4.9 Google rating, and First Place triple honors in Best of West Houston 2025.

Last, candor. Because we manage more than $1M a year in PPC, we know what a lead costs and when paid search is the wrong buy for a contractor whose website is not ready. We have talked plenty of owners out of the wrong purchase, and we will do the same for you. If your site is the problem, we will show you, which is why we offer a free website analysis before anyone signs anything.

Questions

Home services marketing: common questions

It depends on where you start and how crowded your area is. A solid profile with a site that needs alignment can move in weeks. A one page site in a crowded trade takes longer because the site has to be rebuilt first. We give you a realistic read after the audit, not a promise.

Yes. Water heaters, drain cleaning, repiping and gas lines are different searches, and one page cannot rank for all of them. Pick the primary category you do for a living, then give each service its own page under it.

You can rank where you genuinely work, but Google has pushed back on profiles claiming service areas far from the office. Keep your service area honest and build city pages only for places your trucks go. If you have 2 offices, each one gets its own profile and its own set of reviews.

Often, yes, because you pay per lead rather than per click and your license, insurance and reviews do the qualifying. They work best when your Google Business Profile and website are already strong. We manage them alongside Google Ads and organic so you are not paying twice for the same call.

Only if the math works after you account for the same lead going to 3 other contractors. Most clients phase those down as their own map pack and organic calls grow. We show you the cost per job on each source so the decision is based on numbers.

The service they searched for, the city, your phone number and your reviews, all above the fold. A page that makes them hunt for the number loses the call.
